Georgetown council gives initial approval to rezoning request near Teravista

The Georgetown City Council gave initial approval Tuesday night to a rezoning request that had been opposed by dozens of Teravista residents. The council still has to approve the request on a second reading for the decision to be final.

The council voted unanimously to rezone 59 acres on County Road 111 west of FM 1460 from agricultural to mixed-use and high-density residential. The land, which is for sale, is owned by Henry Mayes and partners.

Several residents of the Teravista housing community, which lies partly in the extraterritorial jurisdiction of Round Rock, have opposed the zoning, saying that the more than 600 apartments that could be built on the land once it is rezoned will bring crime, reduce privacy and lower property values.

The land planner representing the land’s owners, Paul Linehan, said in a public hearing at the council last night that he promised that when the land is developed, there will be a 150-foot buffer on the south border of it and a 50-foot buffer on the eastern edge.

Linehan said he will work with the Teravista Homeowners Association to put a restrictive covenant in the deed for the land to make sure that any future buyers of the land provide the buffers.

Resident Andy Barnes said he was not surprised by the Georgetown City Council’s vote. “It was pretty much a done deal,” he said.

Members of the council said they had worked for two years with Linehan on his proposal but had only heard protests from the Teravista residents since January. Teravista residents have previously said that they were not notified about the rezoning request until this year.
